Project Manager - Build to Rent (BTR)
Location: Manchester
Project Value: £75m, with significant follow-on phases

An excellent opportunity for a Project Manager to join a major Build to Rent (BTR) residential development in Manchester, working closely with the Project Director on a £75m scheme.
The current project is part of a much larger development, with four further phases planned across the region, representing an additional £238m of work.
This offers the opportunity to play a key role in the delivery of the current scheme, with the potential for continued involvement as the development progresses through its next phases. For the right person, this is an opportunity to establish themselves within a major residential project and build long-term experience on a substantial, multi-phase BTR development.
Working alongside the Project Director, you will take responsibility for driving day-to-day site delivery, coordinating subcontractors and consultants, and ensuring works are delivered safely, to programme and to the required quality standards.

The Role
You will take responsibility for the day-to-day management of the project, working closely with the Project Director to coordinate construction activities and maintain control of programme, quality and health and safety.
Responsibilities will include:

  • Supporting the Project Director in the successful delivery of the current BTR development.
  • Managing site teams, subcontractors and consultants to ensure works are delivered safely, efficiently and to specification.
  • Driving programme performance, identifying potential delays and implementing solutions.
  • Coordinating construction activities, ensuring effective sequencing and delivery across all trades.
  • Managing design coordination, technical queries and information flow between consultants, subcontractors and site teams.
  • Maintaining high standards of quality, ensuring inspections, records and corrective actions are managed effectively.
  • Monitoring health and safety, ensuring all site activities comply with company procedures and statutory requirements.
  • Working closely with the commercial team to manage costs, variations, subcontractor performance and commercial risks.
  • Leading progress meetings and reporting project performance to the Project Director.
  • Building strong relationships with the client, consultants, subcontractors and wider supply chain.
  • Supporting commissioning, snagging and handover to ensure the development is completed to the required standards.

About You
You will be an experienced Project Manager with a strong main contracting background and a proven track record delivering large-scale residential construction projects.
Ideally, you will have:

  • Experience delivering Build to Rent (BTR), Private Rented Sector (PRS) or large-scale residential apartment developments.
  • A track record managing substantial construction projects, ideally in the £30m-£100m range.
  • Strong knowledge of construction sequencing, programme management and subcontractor coordination.
  • The ability to lead site teams, drive performance and hold subcontractors accountable.
  • A proactive approach to problem-solving, planning and managing construction risks.
  • A strong focus on health and safety, quality and programme delivery.
  • The ability to work closely with a Project Director and contribute to the overall successful delivery of the scheme.
  • Relevant construction qualifications are preferred.

The Opportunity
This is more than a role on a single project. With four further towers and £238m of follow-on work planned, there is the opportunity to develop with the project and potentially progress through subsequent phases of a major Manchester BTR development.
If you are a Project Manager with experience in large-scale residential construction and are looking for a role offering both an immediate challenge and longer-term project continuity, this is well worth a conversation.
